Geotech Report

The sections are of TC2 classification. Individual site-specific Geotech reports verifying the technical classification will be supplied to each purchaser. 

Low-Pressure Sewer System

As a condition of our Subdivision Consent, Christchurch City Council requires the installation of a low-pressure sewer pump system, along with the completion of the remaining house sewer drain works.

A trafficable sewer pump must be installed within the driveway area.  Control boxes must be installed as discreetly as possible, preferably positioned to the side of the home.  All costs associated with the purchase and installation of the sewer pump system are the sole responsibility of the purchaser.

Water Connections

It is the purchaser’s responsibility to arrange and coordinate their own water connection.

This involves: applying directly to the Christchurch City Council (CCC) for a new water connection. Covering all associated costs of the application and connection process.  Once the application is approved, the Council will dispatch their contractor to connect into the potable water submain, which is located in the berm, approximately 300mm outside the lot boundary.

Site Investigation and Soil Disposal

Historic land use has resulted in low-level metal residues in the soil. Post-construction soil testing confirms the land is well below the national residential health standards (NES-CS Residential 10% Produce), however levels exceed the regional background values set by Environment Canterbury.

As a result, any soil removed from site cannot be disposed of as cleanfill. Resource consent is required for soil removal, and the material must be disposed of at a facility whose waste acceptance criteria are consistent with the post-construction soil testing results.

Suburban Estates has obtained a ‘Global Consent’ (RMA/2022/3358) to allow for the safe removal and disposal of surplus soil from site which purchasers can utilise for any soil removed from their lot.

Suburban Estates has also obtained global acceptance from the Winstone Aggregates Wheatsheaf facility (48 Selwyn Road, Rolleston), authorising disposal of soil from Lots 1–15 at Fairway Pines. Despite the additional trucking distance, this is expected to be the most cost-effective disposal option.

Other facilities known to be capable of accepting the soil include:

  • Burwood Resource Recovery Park, Landfill Ave, Waimairi Beach
  • Frews Managed Fill Facility, 85 Factory Road, Belfast

Please note that a special waste permit and acceptance from the receiving facility is required prior to disposal.

All costs and management associated with soil disposal remain the sole responsibility of the purchaser.
